Prater’s Insulators serves Tallahassee and Leon County — including Betton Hills, Myers Park, Lafayette Park, Killearn Estates, Golden Eagle, and rental properties near FSU and FAMU. Brian makes the run east on 98 and 20 regularly, and we’ve worked on everything from 1920s bungalows in Midtown to newer builds in the Bradfordville area.
Tallahassee Is Not the Coast
Despite being in Climate Zone 2 like Panama City, Tallahassee’s attic conditions play differently. Heavy live-oak canopy means more shade on the roof and more debris in gutters. More shade helps summer cooling load — but also means damp, humid attics that hold moisture longer after rain. Tallahassee averages around 59 inches of rain per year, well above the Florida state average, and that water has to go somewhere. Attics that aren’t properly ventilated and insulated can hold that moisture against framing for weeks after a wet stretch.
For Tallahassee, we recommend R-38 to R-49 in the attic with attention paid to soffit and ridge ventilation, and R-13 to R-21 in walls for older homes being renovated. Proper attic ventilation alongside the insulation is what keeps Tallahassee attics healthy — insulation alone isn’t enough if the attic can’t breathe.
Historic Neighborhoods and Older Homes
Betton Hills, Myers Park, Lafayette Park, Levy Park, and the Midtown historic districts are full of homes from the 1920s-1950s that were never insulated to modern standards. Many still have original knob-and-tube wiring considerations, balloon framing, or lath-and-plaster walls that affect how insulation can be installed. We’ve done enough of these to know what we’re walking into — and what we won’t disturb. Blown-in retrofit through small access holes is usually the right call for historic walls; attic top-offs with modern fiberglass or cellulose get you to current R-value without touching the historic envelope.
Rental Properties Near FSU and FAMU
If you own rental property near the universities, you already know: tenants don’t pay the power bill carefully, and an uninsulated rental costs you in repeated AC repairs and high turnover. Bringing a rental’s attic from R-11 to R-38 cuts the HVAC run time significantly and extends equipment life. We can scope a portfolio of properties and schedule insulation work between leases — typically during the May-August turnover window.
