The Coast Is Different

PCB attics run hotter than Panama City attics, even though they are less than 10 miles apart. The reason is reflective heat: white roofs, light-colored sand, and the water itself bounce sun back up at the building. A July afternoon attic in PCB can hit 145°F or higher, and that radiant load drives down through the ceiling unless the insulation is doing its job.

Salt air is the other factor. It does not wreck fiberglass or cellulose insulation directly, but it does eat at framing, fasteners, ductwork, and HVAC equipment over time. A well-insulated attic keeps the conditioned air where it belongs and reduces the run time on equipment that is already fighting a corrosive environment.

Short-Term Rentals and Condos

If you own a vacation rental in PCB, you already know: guests run the AC at 68 with the patio door open. The HVAC load on a poorly insulated rental is brutal, and the power bill lands on you. Bringing a rental from R-19 to R-49 in the attic cuts cooling costs significantly and extends equipment life. Payback on the upgrade is often under three years on a property that runs cooling 8 or more months a year.

For condos, the situation is different. Most PCB condo buildings have shared attic spaces, common-area ventilation, and HOA rules about what individual unit owners can modify. We can do unit-level work where it is allowed, and we are happy to talk to HOA boards about building-wide insulation projects.

R-Values for PCB Homes

Same Climate Zone 2 as the rest of the area. We recommend R-38 to R-49 in attics for most PCB homes, with R-49 to R-60 preferred for STR properties where cooling runs hard year-round. More on attic R-value here.
