Prater’s Insulators serves Mexico Beach from our Panama City home base, about 25 miles northwest on Highway 98. Brian makes the run to Mexico Beach for estimates and jobs regularly. No sales reps. No subcontractors. Brian handles every estimate himself.
A Town That Rebuilt From Scratch
Hurricane Michael leveled Mexico Beach in October 2018. Nearly every structure was destroyed or left uninhabitable. What has gone up since is almost entirely new construction, built to updated Florida building codes: 140mph wind load requirements, elevated foundations on pilings, and new floodplain rules requiring homes to sit at least 18 inches above base flood elevation.
That new construction needs insulation that matches the standard of the build. Builders working in Mexico Beach are putting up larger, more resilient homes than what stood here before, and the insulation package should reflect that. We work directly with builders and GCs on new-construction insulation: fiberglass batting in walls, ceilings, and floors before drywall, plus blown-in for attics once the roof is dried in. More on batting insulation here.
Elevated Homes and Exposed Floors
Most new Mexico Beach homes sit on elevated pilings or concrete columns, which means the first floor is exposed underneath. An exposed floor loses heat in winter and gains it in summer if the floor cavity is not insulated. Batting insulation between the floor joists, properly installed with the vapor barrier facing the conditioned space, keeps the floor comfortable and reduces the load on your HVAC. If your elevated home has an uninsulated floor, you are conditioning the air inside while the underside of the house bakes or freezes depending on the season.
Salt Air and Coastal Conditions
Mexico Beach sits directly on the Gulf. Salt air accelerates corrosion on metal framing components, fasteners, ductwork, and HVAC equipment. Proper insulation reduces HVAC run time, which extends the life of equipment that is already fighting a corrosive environment. Fiberglass and cellulose insulation materials themselves are not affected by salt air, but the systems around them are, and less run time means less wear.
R-Values for Mexico Beach Homes
Climate Zone 2, same as the rest of Bay County. We recommend R-38 to R-49 in attics, with R-49 or higher preferred for homes where the cooling system runs 8 or more months a year. Walls run R-13 to R-21 depending on framing. Exposed floor cavities on elevated homes should be insulated to at least R-19. More on attic R-value here.
