Prater’s Insulators serves Southport and the northern Bay County corridor from our Panama City home base. Brian works the Southport area regularly, from the neighborhoods along Highway 77 to the developments off County Road 388 and out toward Deer Point Lake. No sales reps. No subcontractors. Brian handles every estimate himself.
The Growth Corridor
Southport has seen more new development since Hurricane Michael than almost anywhere else in Bay County. When the storm pushed people out of Panama City, Lynn Haven, and the coast, a lot of them moved north. New subdivisions have gone up along Highway 77 and the 388 corridor, and the area is still growing. That means two very different insulation situations side by side: brand new construction that needs insulation done right the first time, and older rural homes and manufactured housing that have been out here for decades with original or underperforming insulation.
New Construction
If you are a builder or GC working the Southport subdivisions, we do new-construction insulation: fiberglass batting in walls, ceilings, and floors before drywall, plus blown-in for attics once the roof is dried in. Brian works directly with builders on scheduling and can turn jobs around fast so you are not waiting on insulation to close up walls. More on batting insulation here.
Older Homes and Rural Properties
The original Southport housing stock is a mix of block homes, frame houses, and manufactured housing spread out along the rural roads north of the bay. Many of these homes have minimal insulation, sometimes just R-11 batts in the walls and nothing meaningful in the attic. Out here, the power bill tells the story. Bringing an older Southport attic up to R-38 or R-49 with blown-in fiberglass is usually a half-day job, and most attic projects fall in the $2,000 to $4,500 range. Full pricing breakdown here.
Unincorporated Means No City Permits for Most Jobs
Southport is unincorporated Bay County, not a city. For most residential insulation work, there is no municipal permitting layer to deal with. That keeps the process simple: Brian comes out, scopes the job, gives you a quote, and the crew shows up on the scheduled day. No extra steps, no delays.
R-Values for Southport Homes
Same Climate Zone 2 as the rest of Bay County. We recommend R-38 to R-49 in attics for most Southport homes. Walls run R-13 to R-21 depending on framing. Manufactured homes have different insulation requirements and we can assess those on site. More on attic R-value here.
