Niceville has been growing steadily since the 1970s. The established neighborhoods north and south of John Sims Parkway, along with Bluewater Bay and Rocky Bayou Estates, have housing stock ranging from 30 to 50 years old. Many of these homes have original insulation that has settled, compressed, or degraded over decades. A home built in 1985 with R-19 in the attic is likely sitting at R-11 or less today after 40 years of Florida heat and humidity.

If you bought or are renting an older home near the base and the energy bills seem high for the square footage, the insulation is the first thing to check.
Bay-Adjacent Humidity
Niceville sits on Boggy Bayou, which opens into Choctawhatchee Bay. The bay humidity works into attics and crawlspaces over time. Fiberglass that has absorbed moisture repeatedly loses R-value even if it still looks intact. If your home feels like the AC runs constantly and never quite catches up, the insulation may be the weak link.
