Port St. Joe, FL Insulation

Prater’s Insulators serves Port St. Joe and Gulf County from our Panama City home base, about 35 miles up Highway 98. Brian makes the drive regularly for estimates and jobs in Port St. Joe, St. Joe Beach, Highland View, and the Cape San Blas area. No sales reps. No subcontractors. Brian handles every estimate himself.

Different County, Same Storm

Port St. Joe is in Gulf County, not Bay, but Michael did not care about county lines. The storm pushed 9 to 14 feet of storm surge through St. Joe Beach and caused extensive wind damage across the city and the surrounding communities. Gulf County had one of the highest housing vacancy rates in the state after the storm, and a lot of that housing stock is still in various stages of recovery. Over a third of all housing units in the county sat vacant in the 2020 census.

We are still finding Port St. Joe homes where the roof was repaired but the attic insulation was never addressed. Wet fiberglass, compressed cellulose, batting contaminated with debris. If your home was patched up after Michael but the attic never got scoped, the insulation is likely underperforming or worse. We handle removal, disposal, and reinstall as a single job, and we work with insurance documentation if you have an open or recent claim. More on storm damage removal here.

New Construction and Elevated Homes

Most of the new builds along St. Joe Beach and Cape San Blas are elevated on pilings, built to current Florida coastal construction codes. These homes need insulation in the exposed floor cavity between the pilings, not just the attic and walls. Batting insulation between floor joists, properly installed with the vapor barrier facing the conditioned space, keeps the first floor comfortable and reduces HVAC load. We work with builders and homeowners on full insulation packages for elevated coastal construction. More on batting insulation here.

Vacation Rentals and Second Homes

A significant portion of the housing along St. Joe Beach and Cape San Blas is vacation rentals and second homes. If you own rental property in the area, proper insulation directly impacts your operating costs. Bringing an attic from R-19 to R-49 cuts cooling costs for a property that runs AC eight or more months a year, and the payback on a rental is often faster than on a primary residence because of the higher utilization. R-Values for Port St. Joe Homes

Gulf County is in the same Climate Zone 2 as Bay County. We recommend R-38 to R-49 in attics for most Port St. Joe homes, with R-49 or higher for STR properties. Walls run R-13 to R-21 depending on framing. Elevated floor cavities should be insulated to at least R-19. More on attic R-value here.
